Changeover-Day Catering for Cornwall Holiday Lets Explained

Changeover-Day Catering for Cornwall Holiday Lets Explained

Changeover-day catering for Cornwall holiday lets — Salt Wind Catering delivers welcome hampers, cold buffets and arrival packs timed against the 10am check-out / 4pm check-in window. Key-safe access, single-account billing for portfolio owners, 7-day notice in peak season, £30 minimum order from our Redruth base.

Why changeover day is the hardest part of the let business

Cleaners arrive at 10am. Guests leave by then or are politely chased out. The clean runs 3 to 5 hours depending on the property and how the last group left it. Linen swap, bin run, hot tub check, garden tidy. Then at 4pm the next guests arrive — tired, often hungry, sometimes with kids who have been in a car since Birmingham.

Catering on changeover day is the single highest-leverage upgrade an owner can layer on top of a let. It removes the supermarket scramble, anchors the arrival as a Cornish experience, and gives the host one less inbox query during peak August. For the broader B2B model, see the holiday-let management catering page.

The 10am-to-4pm window — what fits, what does not

Anything we drop has to land cleanly inside the window without colliding with the cleaner. Two timing patterns work. Early-window drop runs between 8am and 10am — the food goes into a chilled box on the porch or into the fridge if the cleaner is already in. This suits welcome hampers, breakfast packs and ready-to-eat platters that keep until 4pm.

Late-window drop runs between 2pm and 3.45pm, after the clean is done and before the guests arrive. Everything is fresh, the kitchen is presentation-ready, the bread is still warm. We do not drop during the clean itself — the cleaner has the place upside down and we are in the way.

What changeover orders actually look like

The most common spec is a starter pack for arrival night. Fresh Cornish bread, butter, local cheddar, ham, jam, milk, tea, ground coffee, fruit, cake. Enough that the family does not need to find a Tesco at 5pm. Sized to the booking — pack for 4, pack for 8, pack for 12. From £35 for the basic four-pack, scaling to around £120 for the premium platter spread.

The next tier up is a full arrival meal — a cold buffet ready to eat from the fridge (from £7.95 per head) or a hot ready-meal pack (lasagne, chilli, curry, family-sized) that goes in the oven at 7pm. For larger family group bookings of 15 plus, a delivered hot buffet on arrival night runs from £9.45 per head. Browse the holiday home catering menu for the full range.

Key-safe access and what we need from owners

Most Cornish lets run on a key safe, smart lock or holiday-park reception. We need the access code and the property's preference in writing once, at account set-up. We then hold it on file for repeat deliveries.

The detail that matters: gate codes that change weekly, lanes that need a smaller van, properties where the kitchen is up a flight of external stairs. Owners who tell us once save themselves answering the same question 30 times across a season. For lets with a cleaner-handover model, we also note whether the cleaner is happy to take the delivery or wants us to use the key safe regardless.

Owner billing versus guest billing

Two clean models. Owner-on-account is the standard for portfolio operators. Single invoice per month covering every property changeover. Welcome hampers priced into the stay rate, guest sees a card on arrival. This is how premium-tier and corporate-let operators usually run.

Guest-direct billing is the one-off model. Owner refers the guest to us at the booking confirmation stage, guest orders direct, owner stays out of the money flow. Split-billing happens occasionally — the welcome hamper sits on the owner account, anything the guest adds (BBQ, mid-stay meal) goes on the guest's card. See our mid-stay BBQ guide for how that layers on.

What to pre-order versus what to leave to guests

The pre-order anchor is the arrival pack — bread, dairy, basics. Without it, guests arrive to an empty fridge and the first 90 minutes of their holiday gets eaten by a supermarket run. Owners absorb this cost on premium tiers; on standard lets it is offered as an upgrade at booking.

Beyond the arrival pack, leave the rest to the guest. Pre-loading the fridge with random dinner items the family may not eat is wasted spend. Better to send the guest the holiday home catering menu link before arrival so they can pre-order what they actually want.

Lead time, peak season, and the bookings that fall through

7 days notice in July, August, school half-terms, bank-holiday weekends. Off-peak we can usually take 48 to 72 hours. The bookings that fail are last-minute single-property requests in the second week of August — by then every cook, every van and every kitchen slot is committed weeks ahead. Portfolio owners with a standing weekly delivery slot do not have this problem because the calendar is already blocked.

Frequently Asked Questions

What is the latest you can deliver a welcome hamper before 4pm check-in?

Our changeover-day late slot runs to 3.45pm. Earlier slots from 8am also work — the food goes into the fridge or into a chilled box on the porch. We do not drop during the cleaner's 10am to 2pm window unless the property specifically asks us to.

How do you handle key-safe access for changeover deliveries?

Once, at account set-up. Owners pass us the code, the lane access notes, and any property-specific quirks (steep steps, gate codes that change weekly, cleaner-handover preferences). We hold it on file. Repeat deliveries do not need re-briefing.

What is the minimum order for a Cornwall changeover hamper?

£30 minimum, which buys a basic four-person arrival pack. Larger family-group hampers scale to around £120. Cold or hot buffets layered on top start from £7.95 per head (cold) and £9.45 per head (hot).

Do owners get a trade rate for regular changeover deliveries?

Yes — for 10 or more properties or a standing seasonal slot. Single billing across the portfolio, locked per-pack pricing for the season, named account contact. The arrangement is documented in writing so there are no end-of-month surprises.

Can guests pay for the welcome hamper themselves?

Yes. Two models — owner-on-account (single invoice to the portfolio operator) or guest-direct (owner refers, guest orders and pays). Some operators run split-billing where the welcome hamper is owner-funded and any add-ons are guest-funded.
